Review the structure and incorporate the company used for the proposed acquisition. Confirm ownership, banking and the qualifying investment conditions.

02 / Transfer funds & acquire property

Transfer the funds from abroad and complete the selected property purchase. Keep the notarial deed, registration and bank evidence together.

03 / Apply for a Type D visa

Prepare the visa file for the Bulgarian consulate, including the property and investment evidence, insurance and supporting personal documents.

04 / Apply for residence in Bulgaria

After entry on the Type D visa, submit the residence application to the Migration Directorate. The residence card follows the authority’s decision.

The initial property-based residence permission is distinct from permanent residence and EU long-term resident status. The exact permit category, validity and renewal conditions are confirmed for your application.

Documents need the authentication and Bulgarian translation required by the receiving authority. Any exemption, including for English-language bank statements, should be confirmed for your file.

A little more clarity.

Is this a citizenship programme?

No. This is a property-based route to residence in Bulgaria. Citizenship, permanent residence and EU long-term resident status have separate legal requirements.

Can I choose different types of property?

You can choose a single apartment, multiple apartments, office or commercial premises, or a combination. The chosen property and structure must satisfy the route requirements.

Can my family join me?

A spouse and minor children may apply through the family residence procedure after the investor obtains the relevant permission, subject to the applicable requirements.

Is completion within two months guaranteed?

No. We only give an indicative schedule. Property completion, document preparation, appointments and government processing can change the overall timing.

Will I receive a VAT refund?

VAT recovery is case-specific. It depends on eligibility, company activity, property use and tax rules. Independent tax advice is needed; no refund or fixed recovery date is promised.

Can this lead to permanent residence?

A later application may be possible once statutory requirements are met. Eligibility and residence history must be assessed separately; approval is not automatic.
