04 / The route
Company and Bulgarian bank account establishment, residential property investment, a Type D visa, then the long-term residence application. The indicative timeframe is 6-8 weeks, subject to document preparation and authority processing.
Establish the Bulgarian company and open its Bulgarian bank account for the proposed acquisition. Physical presence is not required for these arrangements: the investor can sign a power of attorney authorising a representative to act on their behalf. Confirm ownership and the qualifying investment conditions.
Transfer the funds from abroad to the Bulgarian company’s bank account and complete the selected apartment or villa purchase. Keep the notarial deed, registration and bank evidence together.
Prepare the visa file for the Bulgarian consulate, including the property and investment evidence, insurance and supporting personal documents.
After entry on the Type D visa, submit the long-term residence application to the Migration Directorate. The residence card follows the authority’s decision.
Your representative can coordinate company, banking and property arrangements under a power of attorney. Visa, entry and biometric formalities are confirmed for your application. The long-term residence permit’s validity and renewal conditions remain subject to the applicable requirements.
