Europe / Residence through investment
A place in Europe. A tangible investment. Explore a property-backed residence pathway shaped around your family and your future.
Personal guidance. From your first conversation to your next chapter.

01 / The destination
From the Balkan mountains to the Black Sea coast, Bulgaria offers a distinctive setting for a European base. EPMC’s property-led programme brings investment planning, company structuring and residence guidance into one considered journey.
02 / Why Bulgaria
Plan a home in an EU and Schengen member state, with residence in Bulgaria subject to the applicable requirements.
Explore residential, office or commercial property. Ownership and the investment structure remain central to your residence planning.
Consider the next chapter together. A spouse and minor children may apply through the relevant family residence procedure.
03 / The investment
Residential property
A single apartment or multiple apartments may form part of the proposed investment. EPMC helps you review the available portfolio in the context of your plans.
Select property from the proposed portfolio, transfer investment funds from abroad and retain the qualifying ownership during the residence period.
Office premises
Office premises are included in the catalogue’s property options. Review title, use, ownership structure and the qualifying investment value before making a commitment.

Commercial property
Explore commercial premises within the proposed portfolio. Legal, financial and property due diligence should establish whether the acquisition meets your objectives and the route requirements.

Combined portfolio
The catalogue allows a combination of property types reaching the required total value. The investment and ownership arrangements must be reviewed as a whole.

These are property categories within one residence pathway, not four separate immigration programmes. For the company route, the official guidance reviewed requires more than 50% ownership of the Bulgarian company. EPMC and your legal adviser will confirm the full qualifying structure.
04 / The route
Company and property planning, a Type D visa, then the residence application. We help you bring each stage together.
Review the structure and incorporate the company used for the proposed acquisition. Confirm ownership, banking and the qualifying investment conditions.
Transfer the funds from abroad and complete the selected property purchase. Keep the notarial deed, registration and bank evidence together.
Prepare the visa file for the Bulgarian consulate, including the property and investment evidence, insurance and supporting personal documents.
After entry on the Type D visa, submit the residence application to the Migration Directorate. The residence card follows the authority’s decision.
The initial property-based residence permission is distinct from permanent residence and EU long-term resident status. The exact permit category, validity and renewal conditions are confirmed for your application.
05 / Looking ahead
Once the investor has the relevant residence permission, a spouse and minor children may apply under the family procedure. The sequence, visas and relationship evidence are reviewed for each family.
Permanent residence may become available once the statutory conditions are met. It is a separate application, assessed on its own requirements; the property purchase does not grant it automatically.
06 / Your journey, considered
A confidential conversation about your objectives, family and preferred timeframe.
Review suitable properties from the proposed portfolio and plan the company and investment structure.
Gather, legalise and translate documents; coordinate company establishment and the investment evidence.
Complete the property transaction and prepare the Type D visa application, with updates along the way.
Prepare for entry into Bulgaria, the residence application and practical next steps after the decision.
07 / Required documents

VAT recovery is case-specific. It depends on eligibility, company activity, property use and tax rules. Independent tax advice is needed; no refund or fixed recovery date is promised.
